The provision of community amenities will support our ideological aspirations of a creating a vibrant urban village. Some of the amenities include day care space, greenway structures, a medical clinic, pedestrian trails, affordable housing, public art, multi-purpose community space, cultural space, and green roofs. We will also create a landscape plan that will creatively synthesize the natural surroundings with the urban ecosystem, using natural materials wherever possible.
By collaborating with citizens and governmental officials to understand the needs of the community, these amenities are designed to be the framework for achieving the objectives of the Village.
Landscape Plan 
The landscape plan, prepared by Vaughan Landscape Planning & Design, draws further life into the Village's public and private spaces and adds to the natural ecosystems of neighbouring Bridgman and Seylynn parks. The landscape plan for Seylynn Village focuses on the creation of spaces that will become outdoor living rooms for the residents of the surrounding buildings as well as an amenity to the entire region. These public spaces will creatively synthesize the natural surroundings with the urban ecosystem, using natural materials wherever possible. Linkages are created between open space areas and parks, streets, transit routes, and roadways using attractive pedestrian scale landscape design. These connections will draw visitors and residents through into the site creating an inherent value to being out of the car and in the environment. Layered on top of these living spaces will be the green roofs of the low and mid-rise structures. Utilizing design guidelines from a biodiversity consultant, as well as other research on biodiversity within our region, these roofs will extend the natural plant and bird life through the site. Further goals of the landscape will include: creating a fast bike route around the site to support the goal of safer forms of alternative transportation, and the creation of living walls and screens on the high-rise structures where feasible.
Public Art Plan 
Jan Ballard, a leading curator and art consultant, has been retained as the art consultant for the development of a Public Art Plan for Seylynn Village. Public art will be integrated in appropriate areas of Seylynn Village to enhance the sense of place and to celebrate culture and neighbourhood identity. The themes being explored relate to the surrounding narrative of Seylynn Village's natural setting and sustainability. The public art component will represent a financial commitment of 1% of the construction value of the development. At this stage, consultation is being undertaken with the District's Public Art coordinator to narrow the art forms that will become important features for Seylynn Village, the Lower Lynnmour neighbourhood, the North Shore, and the Region.
Transportation, Access and Linkages 
Hynes Developments has engaged the services of MMM Group transportation consultants to prepare a comprehensive transportation study, which includes the identification of roadway network improvements to serve the needs of the area and considers the implementation of transportation demand management strategies for Seylynn Village. The local road and intersection improvements proposed to accompany the Seylynn development will accommodate not only Seylynn Village traffic, but projected traffic increases associated with the Seymour Creek development. Recognizing that a broader traffic solution is required in the long term to separate highway bound traffic from municipal traffic, the site design has reserved land for the future possibility of a highway overpass reconnecting Keith Road. Seylynn Village also prominently features pedestrian and bicycle linkages, a high quality bus stop and car sharing as measures to further reduce its impact on local traffic patterns.
Accessible Living 
A fundamental principle of Hynes Developments' philosophy is to provide the highest level of accessibility to encourage the open and public engagement of all ages. Through innovative unit design, we aim to enable extended families to live in close proximity, allowing for the care of elders or the physically challenged. We aim to pioneer ideas in developing sustainable communities, by providing naturally attractive, sustainable amenities that act as magnets to draw people from their homes within the Village and from surrounding areas to participate in local social interaction. In doing so, we hope to make Seylynn Village an environmentally responsible and true social village of the future.
